Our Special Tenancy Report is an intelligent addition to the Rental Agency's routine inspection. It includes the assessment of the house's specifics that generally are not covered by the Rental Agency's routine inspection but can significantly impact its condition and, as a result, may reduce the cash flow and property's value.
It helps increase Landlords and Rental Agencies' income by minimising or completely eliminating the number of days the property is vacant or when under the rent reduction due to inconvenience to the tenants due to the house being repaired.
Our Special Tenancy report help both Landlords and Property managers:
Landlords:
-
Protects Landlords from certain legal challenges regarding complying with Residential Tenancies Act.
-
Help landlords protect the dwelling’s value and reduce the maintenance and repair costs by identifying issues at the early stage possible.
Property managers:
-
Preventive maintenance based on our Special Tenancy Inspection results could save thousands for Landlords, making them grateful and long-lasting customers of your business.
-
Furthermore, having such an Inspection helps the property managers learn more about the quality of their portfolio and reduces their liability.
-
And we work around your schedule and can perform our inspection during your scheduled routine visit, so there is no need to book an extra day.
Smart Landlords and Proactive Rental Managers love our Special Tenancy Reports.

Reliable and friendly service, covering the entire Auckland area - from Warkworth to the Bombay Hills.
Our Tenancy Inspection covers the following:
1. The condition of Roof*, Cladding and Joinery.
Roof - damaged/displaced roof elements*; Cladding - cracks, damage, deterioration; Joineries - damage and/or deterioration. *The subject of safety and accessibility.
2. The condition of Foundation and Subfloor*.
General condition. Plumbing leaks. Insulation *The subject of safety and accessibility.
3. IR ceiling scanning for hidden leaks.
In many cases, thermal imaging with an infrared camera can quickly and accurately identify a moisture ingress before any damage is discovered and becomes visible to the ceiling or wall lining. Finding a leak before damage to the structure will ensure less time and money will be spent on future repairs. *The subject of safety and accessibility.
NOTE: Whilst during the course of House Inspections all due care is taken in respect of Thermal Imaging and Non-invasive Moisture scans, it is not practically possible to be certain that moisture-related problems do not exist, even though no thermal abnormality or elevated moisture readings were recorded during the inspection. Therefore, incorporating a Weathertightness Snapshot Inspection into your Thermal Imaging report is Extremely Important. It will point to architectural details and application/installation faults which have been identified as problematic with conventional/monolithic cladding allowing moisture ingress. Including them in the report could dramatically reduce your risk of buying a house with inherited moisture problems. We only perform infrared inspections from the inside of the home unless requested otherwise. LIMITATIONS: A thermal imaging camera cannot see through walls, nor does it detect moisture. The infrared camera detects infrared radiation, therefore the weather conditions, furniture presence or house temperature tampering could affect findings. See more at Thermal Imaging - Procedure, Limitations, Disclaimer. Please also read Non-Invasive Moisture Scan - Procedure, Limitations, Disclaimer.
4. Moisture probing for hidden moisture.
Areas next to the shower, bath, toilet unit, and laundry tub* plus areas at the windows and door openings corners and all suspicious and high-risk areas*.
5. Visual inspection for biological growth presence (mould, etc.).
If inhaled in large quantities, some mould spores can cause health problems such as allergic reactions similar to hay fever, breathing difficulties, eye irritation, skin rashes and occasionally, more serious symptoms. https://www.level.org.nz/health-and-safety/mould/
6. UV light carpet inspection for hidden soiling.
Pet urine containing ammonia can be toxic and harm tenant's health, especially children playing near the floor! Cleaning could be expensive and involve lifting the carpet to clean the backside, underlay, and concrete, and even replacing the carpet. Knowing who is responsible for soiling is essential for any future claims.

PLEASE READ CAREFULLY
The 20/20 House Inspection Services inspection is a current condition, visual inspection of the conditions of the elements inspected on that particular day only. It is no guarantee against failure of any component or system inspected. The report should be seen as a reasonable attempt to identify any Significant Fault or Defect visible at the time of the visual inspection rather than an all-encompassing report dealing with the home from every aspect. Reporting any fault or defect on an exceptional basis rather than reporting on items that are in acceptable condition for their age. Only areas and elements listed in the report were inspected. Our responsibility in this report is limited to the Client to whom it is addressed and to that Client only. We disclaim all responsibility and accept no liability to any other party. Preliminary reports***
Following an Inspection, the 20/20 House Inspection Services may provide a "Preliminary verbal wrapping up" of the inspection's outcome to the Client by telephone or in person. We also supply the Client with the inspector's photos taken during the inspection. A "Preliminary verbal wrapping up" is intended to advise the Client of any significant concerns and risk factors regarding a specific property to provide the Client with a basic understanding of the overall condition of the property. 20/20 House Inspection Services will also advise whether any recommended further inspections are required or recommended. The Client accepts that a "Preliminary verbal wrapping up" is not a verbal report and is intended to provide an opportunity for the Client to decide whether they wish to proceed with the purchase of the property. However, if, after a "Preliminary verbal wrapping up", the Client still wishes to proceed with the purchase of the property and be able to rely on the findings during the inspection, then the Client must pay for the total cost of upgrading to the Written report. The Client accepts that should the Client proceed without obtaining a full Written Report before making an unconditional offer, it will have withdrawn from 20/20 House Inspection Services services, and 20/20 House Inspection Services will not be liable for any losses suffered.
Payment policy
Out of consideration for us providing you with the inspection and report, you agree: Payment is due on report delivery. Accounts not paid by the due date shall incur a late payment interest charge of 10% of the total amount owing for each calendar month the account is overdue, with administrative costs, legal fees and all debt collection costs added.
Cancellation policy
No fee will be charged if the inspection is cancelled up to 24 hours before the inspection is due to be taken. If the Client cancels the inspection within 24 hours of the scheduled time of the inspection, a fee of $200 plus GST will be charged. If the Client cancels the inspection on the date of the inspection, a full fee for the ordered inspection will be charged.
