GETTING YOUR HOME READY FOR A PRE-PURCHASE INSPECTION

My name is Yuri, I am a Bachelor of Engineering (B.E.) and together with my partner Natalia, a Certified, Level I Infrared Thermographer, we've been helping home buyers and home sellers for more than 15 years.
We will be inspecting your house on behalf of the buyers. We have experience and will do our best to ensure that our inspection goes smoothly without disturbing you and your beloved house.
Due to confidentiality, we wouldn't be able to discuss any findings, but we are happy to answer the general questions about the house inspection process.

INSPECTION:
1. The inspection, including the moisture probing, is visual and non-invasive; we don't dismount or move any elements or system. We might only move some minor items while gaining access to certain areas. If more is required, we always ask you as an owner or the agent present at the inspection time if it can be organised or done.
2. Please leave all services connected - electricity, gas and water.Unlock all doors and gates throughout the house so we can complete the inspection without any hassles.
3. Please ensure that access to the roof space and crawlspace under the house is free of obstacles. For example, it may require freeing the storage niches or moving the car from the garage.
If clutter blocks access, some home inspectors might assume that the homeowner is trying to hide something. Also, if an Inspector cannot inspect some house areas at the inspection time, it might require an extra inspection.
PHOTOS:
1. As photos are taken during an inspection, you might want to present the property in its best shape. Therefore, it might pay to keep it nice and tidy. This doesn't mean that you need to go to great lengths to tidy up, but rather ensure that there are no hazards or apparent signs of disrepair.
2. Also, to prevent any sensitive information from being exposed in Inspector's photos, please take the valuables, security systems, and sensitive items off plain view or advise us on specific aspects we need to pay attention to while taking the photos.
